RENTER
QUALIFICATIONS
CREDIT
REQUIREMENTS
- Applicants
must have satisfactory credit. An occasional slow pay acceptable.
- Bills in collections must
be either completely paid off or you must prove that you are making
regular payments. Excessive collection listings will result in denial due
to poor credit.

We will accept one discharged bankruptcy as long
as no new credit problems appear after the bankruptcy.
CRIMINAL
RECORDS
- The
following charges, resulting in convictions, will not be acceptable:
Murder (all counts), Attempted Murder
(all counts)
Manslaughter (1st degree)
Assault (1st, 2nd
& 3rd degree)
Robbery (lst
& 2nd degree)
Rape (all counts)
Rape of a child (all counts)
Child Molestation (all counts)
Kidnapping (all counts)
Theft (lst
& 2nd degree)
Burglary (1st, 2nd
degree & Vehicle Prowling in the 1st degree)
Malicious Mischief (1st
degree)
Arson (1st, 2nd
degree & Reckless Burning in the 1st degree)
Drugs: Manufacturing, delivery, or possession
with intent to deliver (all counts), or felony possession.
- We
reserve the right not to rent to anyone who may hinder the quiet,
enjoyment, and safety of a neighborhood. We will take all criminal
history into consideration.
INCOME
REQUIREMENTS
- Gross
income (including spouse & roommates) shall be 3 times the rental
amount. This does not apply to Section 8 recipients.
- If
you do not meet the income eligibility, we will require a qualified
co-signer. The co-signer must prove adequate income and have satisfactory
credit.
- If
you are self-employed we will require one or more of the following: tax
returns or bank records.
RENTAL
HISTORY
- Applicant
must have satisfactory reference(s) regarding timely payment, rental
contract compliance, and condition of unit rented.
- Evictions
are not acceptable unless completely paid off.
- We
reserve the right to deny your application if, after making a good faith
effort, we are unable to verify your rental history.
I.D.
REQUIRED
- Each
applicant over 18 years of age will be required to produce a photo I.D. (a
driver's license or other government issued photo identification card) and
a second piece of I.D. as well.
Failure to meet
any of the above criteria will result in an increased security deposit or
denial of application. Applications with false information will be immediately
dismissed.
